Ampersand Bay Resort rezone approved
SARANAC LAKE – The Harrietstown town board signed off Thursday on the proposed rezoning of the 28-acre Ampersand Bay Resort and Boat Club property.
The decision followed a public hearing that drew comments from just one speaker, Jim Hotaling, the architect and planner who worked with resort owner Neil Hopkins on the plan to have the property designated a “planned resort development.” Their plan calls for adding more cabins and condominiums to the property, along with a restaurant, a recreation and community center, and a small store. The development would be clustered on the northerly portion of the property.
“We’ve really developed only about one-third of the property as opposed to the 65 percent that’s (allowed) in the code,” Hotaling said. “We’re preserving a vast portion of the property in terms of wetlands and open space. And it would be developed over time. The property is a real gem, with really good access off a state road.”
Hopkins told the Enterprise this week that any new development on the property hinges on the prospect of selling off some of the resort’s existing units. He noted that any units that are sold would still be controlled by a homeowners association.
Following the public hearing, the board voted 5-0, without any discussion, to approve a local law that amends the town’s zoning map to reclassify the property from “B-3 resort business” to “planned resort development.”
